What permanent roofline lighting actually costs in Tampa, and what moves the number.
The first thing people ask about permanent lighting is what it costs, and the honest answer is that it depends on your roofline. But "it depends" isn't useful when you're trying to decide if this is even in your budget, so here are real numbers and what moves them.
The short answer
Permanent roofline lighting nationally runs about $20 to $40 per linear foot installed. For most Tampa Bay homes that puts a full system somewhere in the low-to-mid four figures, and bigger or more complicated homes go up from there. Simple single-story rooflines land at the bottom of that range. Two-story homes with lots of peaks, dormers and separate garage elevations land higher.
That's the upfront number. There's no yearly install cost after it, which is the whole point of going permanent.
What actually drives your price
Three things decide most of it:
Linear feet. This is the big one. We measure every run of roofline that gets track, and that total footage sets the baseline. Two homes the same square footage can quote very differently depending on how the roof is cut up.
Roofline complexity. Peaks, dormers, multiple facing planes and second-story runs all add feet and add time. A long clean single-story run is cheaper per foot than a chopped-up roofline of the same length.
Access. Height and how we reach a given elevation matter. A run we can hit from the ground is quicker than one that needs a ladder set on a slope or a section over a lanai.
Permanent vs. seasonal, in dollars
Seasonal holiday lighting: $800 to $2,500+ per season, paid every year, runs roughly November through January, backed by a 3-year warranty.
Permanent roofline lighting: a one-time cost quoted per linear foot (usually four figures), no recurring yearly cost, runs year-round for every holiday, backed by a 10-year warranty.
A seasonal install is money spent again every November. Permanent lighting front-loads the cost once and then deletes that yearly line. Homeowners who stay in the house tend to come out ahead somewhere around year four or five, and they get lighting the other eleven months in the meantime.
What you're actually paying for
Permanent lighting is an aluminum track installed once under your eaves, holding individually addressable LEDs. It's color-matched to your fascia and tucked out of sight, so in daylight most people never notice it's there.
You run it from an app. Warm white for everyday curb appeal and security. Red and green in December, orange in October, red-white-blue in July, Bucs or Lightning colors on game day.
