Many of Tampa Bay's premier HOA communities require Architectural Review Committee (ARC) approval before any permanent exterior or accent lighting is installed. Bright Lights Tampa designs every system to meet or exceed these published standards, so your application gets approved and your home looks incredible year-round.

Exterior Lighting — General Standards

Exterior lighting must support good security practices — adequate illumination for safety while minimizing disruption to neighbors. ARCs evaluate compliance on measurable criteria including lumen output, color temperature, beam angle, and light spill beyond the lot boundary.

  • No exterior lighting may be directed outside the homeowner's property.
  • Lighting will not be approved if it creates an adverse visual impact on adjoining neighbors due to location, lumens, wattage, or other features.
  • All fixtures must be compatible in style and scale with the home.

Architectural Accent Lighting

Accent lighting may be approved when designed to highlight a home's architectural features in a subtle, professional manner. Every Bright Lights Tampa install is engineered to exactly that standard.

Light Quality & Color

  • Warm white illumination only ( 2700K–2800K).
  • RGB systems permitted only if they include a dedicated warm-white mode (RGBW or RGBWW) used as the default setting.
✓ How we comply: Our systems default to warm-white in the 2700K–2800K range. Color-capable systems we install are RGBW/RGBWW with warm-white set as the default.

Light Distribution

  • Beam angle of 120–140° producing even wall-wash illumination without visible cones or patterns.
  • Lamp spacing approximately 6–12 inches apart for a consistent appearance.
✓ How we comply: We spec wide-beam fixtures for smooth, even wall-wash with no hot spots or visible cones, and lay out lamp spacing in the 6–12 inch range for a clean, uniform look.

Design & Installation

  • Fixtures must be low-profile, housed in aluminum channels color-matched to the fascia or soffit, with all wiring concealed.
  • Systems must operate at low voltage ( 12–24V DC) and use commercial-grade products designed for permanent outdoor use.
  • Mounting hardware must be discreet, painted, or color-matched to blend with the fascia/soffit.
✓ How we comply: Every install uses low-profile fixtures in color-matched aluminum channels with concealed wiring. We run low-voltage (12–24V DC), commercial-grade, permanent-outdoor-rated products, and color-match or paint all mounting hardware to disappear into the fascia and soffit — backed by our 10-year permanent-lighting warranty.
